Located within the West Alex development in Alexandria, Virginia, Benchmark at Alexandria combines assisted living, memory care, and amenity spaces in a ten-story residential building. The project maximizes its site through advanced structural solutions and efficient space planning.

Engineering Solutions

Complex engineering made the project possible. The existing foundation was designed for a seven-story structure, so the team reinforced the foundation and added column jacketing to support three additional floors while working within the existing 12,000-square-foot curvilinear footprint. A transfer slab with cast-in-place concrete beams up to thirty-six inches deep aligns resident unit modules with the existing parking structure. The building uses cast-in-place concrete columns and post-tensioned concrete floor plates for complete fireproofing, meeting Type IA construction requirements for institutional use. All work was completed while maintaining operations in the operating parking garage below.

Building Organization

Each floor serves a distinct purpose in supporting resident life. The first floor welcomes residents with a restaurant, wine tasting room, and arts and crafts spaces. The second floor includes a fitness center and hair salon alongside resident units. Memory care neighborhoods on the third and fourth floors incorporate circadian lighting systems and strategically placed caregiver stations. A striking penthouse amenity space offers panoramic views of Alexandria and outdoor areas for activities from al fresco dining to yoga.

Architectural Details

The building's design emphasizes natural light and connection to the outdoors. Sixteen unique floor plans provide varied living options, each with ceiling heights exceeding ten feet and large windows. The exterior combines face brick, cultured stone, metal composite panels, and thermally glazed windows. The Babylon Micro-Farm, a sustainable urban garden, provides produce for the on-site restaurant while giving residents a connection to nature.

Sustainability

These architectural elements support broader environmental goals. The project team prioritized sustainability and wellness throughout, pursuing ENERGY STAR recognition along with LEEDv4 and WELLv2 Gold certifications. The building incorporates water-saving features, reflective exterior materials, and a roof garden that helps maintain a comfortable microclimate while providing additional outdoor space.

Community Integration

Beyond its walls, the building connects naturally with its surroundings. Residents share parking with neighboring retail stores and 278 multi-family units, creating opportunities for community interaction. This integration with the West Alex development allows seniors to maintain an active, independent lifestyle while having access to the support they need. The result is a senior living community that effectively combines functionality, sustainability, and quality of life for its residents.
