Twenty-five miles from Chicago's center, Atria Highland Park offers 86 senior residences along Central Avenue's connection to Lake Michigan. The three-story building includes 64 assisted living apartments and 22 memory care suites, serving Highland Park and surrounding areas.

Architectural Design

Prairie-style architecture defines the exterior, inspired by Frank Lloyd Wright's Willits House. Extended overhangs crown each building projection, while brick rises high on the façade—both signature elements of prairie design. Tower elements along Central Avenue conceal mechanical equipment, eliminating the need for rooftop screens.

The design respects the residential neighborhood's character through scaled proportions that complement surrounding homes. A preserved historic house on the property continues to serve the community as a gathering space, connecting the development to Highland Park's past.

Working within a 35-foot height restriction, the architects maintained resort-style ceiling heights across three floors. Large windows—covering 30 percent more area than typical senior residences—bring natural light inside while creating an open connection with the surroundings.

Site Solutions

The 2.6-acre property demanded ingenious space utilization. After accounting for setbacks and view requirements, only one acre remained for buildable space. Where 11 deteriorating bungalows once stood, the design team created a 72,000-square-foot structure that maximizes the limited footprint.

Daily Life

Living rooms, theater spaces, libraries, and wellness centers form the heart of community activities. The salon and coffee bars enhance comfort and convenience, while separate dining rooms for assisted living and memory care provide three meals daily. From the entry, sight lines extend through to the rear gardens.

The grounds feature walking paths, shaded rest areas, and a gazebo. An enclosed garden ensures secure outdoor access for everyone who lives here.

Neighborhood Integration

Medical offices, downtown shops, restaurants, and postal services surround the property. The adjacent Sunset Valley Golf Course provides views and recreation opportunities.

New paths connect to Sunset Woods Park, while improved sidewalks along Deerfield Road and Central Avenue incorporate seating and landscaping. These features unite the community with neighbors, fulfilling the project's goal: creating senior housing that participates actively in Highland Park's community life.
