Wheelhouse brings fresh energy to Baltimore's Federal Hill neighborhood. This five-story residential building, across from Cross Street Market, repurposes what was once a parking lot, auto body shop, and single rowhome into a 50,000-square-foot living space that enriches its surroundings.

A Different Approach to City Living

Wheelhouse introduces co-living to Baltimore with 29 fully furnished apartments, from studios to four-bedroom units. The building contains 92 micro-bedrooms, offering an alternative to conventional apartments or rowhome arrangements. Three retail spaces line the ground floor, while the second floor dedicates 3,700 square feet to shared spaces: a community kitchen, television lounge, gaming area, meeting rooms, and an outdoor courtyard.

Environmental Design

The building supports sustainable living through specific design choices. Each resident receives a bicycle, and the building includes 50 private and 10 public bike storage spaces. This transportation approach aligns with the location's walk score of 99 and bike score of 80. A transit score of 66 reflects easy access to bus routes and Penn Station.

Energy and Resources

Split system mechanical units in bedrooms and living areas allow residents to control their climate zones while reducing overall HVAC demands. Energy Star-rated appliances, efficient lighting fixtures, and high-performance insulation reduce power usage. The project meets National Green Building Standard specifications through effective air-sealing methods.

Quality of Life

Each bedroom includes operable windows and individual thermostats, giving residents control of their environment. High-performance OITC-rated windows and specialized wall assemblies with sound clips reduce street noise. Large windows in all living spaces and bedrooms maximize natural light and views. Low-VOC paints, sealants, and carpets, combined with mold-inhibitor treated wood framing, create healthy indoor spaces.

Building Connections

Wheelhouse enhances apartment living by creating opportunities for social interaction. Regular events range from fitness classes to whiskey tastings. Multi-purpose spaces accommodate various activities, including remote work through dedicated pods and meeting areas. The Federal Hill location puts residents within walking distance of restaurants, shops, banks, and services, encouraging engagement with neighborhood businesses.

Through effective design and programming, Wheelhouse shows how residential architecture can adapt to changing lifestyle needs while supporting neighborhood vitality and environmental sustainability. The project demonstrates the value of urban infill development that prioritizes community and earth-friendly living practices.
